"Any provision... contained in this Master Declaration may be amended, revised, removed or repealed, and new provisions...may be added, at any time and from time to time upon approval of at least more than 50% of all Owners in the Master Association and with the written consent of the Master Association."
Master Declaration of Covenants: Article 9 Section 9.5
At the next Board Meeting (on May 20th 2021 at 6pm in the Ridgehouse) we will present the results of the petition to the board, and make the following motions.
Motion 1: It is proposed that the covenants of the Founders Village Master Association, Inc. be ammended as indicated below, and that the proposed amendments be put to a vote by the members of the Association at a special meeting called for that purpose no greater than 30 days from the date this proposal is presented to the Board. These amendments shall replace and supersede the indicated sections and all related sections within the Governing Documents.
Motion 2: It is separately proposed that the language of these amendments be adopted at the time it is proposed to supplant the current pet policy.
Current Definition of Pet “Pet” shall mean and include cats, dogs, birds, reptiles or other household animals, as may be further defined in or supplemented by the Rules and Regulations. |

Current Section 6.6 of the Covenants Pets can only be kept in the Community in accordance with the Rules and Regulations adopted by the Board

Proposal to Replace and Supersede Section 6.6 6.6.a Pets can only be kept on a Member’s Lot in accordance with the municipal code of the Town of Castle Rock, within which the Community resides. As the municipal code is updated, so shall the regulations regarding pets on a Member’s Lot also be understood to update. 6.6.b Animals shall only be allowed in the Common Areas in accordance with the Rules and Regulations adopted by the Board. 6.6.c Except in relation to the Common Areas within the Community, member complaints regarding pet violations shall be directed to the Town of Castle Rock. The Association shall not assess fines associated with pet violations, except as stipulated in the Governing Documents regarding Common Areas. 6.6.d If the keeping and maintenance of any pet allowed by the Town of Castle Rock municipal code requires structures that according to the Governing Documents requires architectural review, requests for approval must be submitted to the Master Association. All requests thus submitted must be considered using the same criterion as all other proposals, and all requests that meet standards set in the Governing Documents must be approved. Architectural standards in the Governing Documents may not be changed in a way that prevents members from having pets otherwise permitted. |
